CLUBHOUSE DEVELOPMENT UPDATE
- PRESIDENT'S MESSAGE

Dear Member/Vice President,

The Capital Project continues to progress very positively.

In spite of the atrocious weather, our building contractor is on schedule and will be finished by April.

Progress to date is:-
·       the internal/external walls of the extension have been built
·       the current structure has been reinforced by new, load-bearing, structural beams
·       three exterior walls have been replaced and the wood cladding is being replaced
·       the new ladies cloakroom is nearing completion
·       the walls of the new gents/disabled toilets, kitchen and scorers’ area have been erected
·       the new pitched roof is also being put up

New, flat, high-level ceilings have been specified for the extension and similar new ceilings have been put up in the re-modelled part of the Clubhouse i.e. in the new toilets, kitchen and scorers’ area. The latter has been done at extra cost. 

The Development Committee is currently considering whether it is financially viable to replace the ceiling in the Bar/Social area. This would be at further extra cost but would make a huge difference to the look and sight lines in this area, as the internal pillars would be removed. We shall also need to resurface the car park, which is another sum of money that has to be factored into the projected final costs.

Currently, we are just about covering our costs but we have had to take out two interest-free loans (£50,000 from ECB and £20,000 from the Brewery) to do this. We have raised about £100,000 from savings, grants, donations and fundraising. Within the £100,000, £20,000 has been raised from the Appeal donations and fundraising.

In order to make it financially viable to instruct the contractor to put up new ceilings in the Bar/Social area and also cover the cost of any further ‘extras’, such as the car park, we would have to raise at least another £15,000. Obviously, if we leave this to another year, the cost will rise and we would have to face renewed disruption.

We are extremely grateful to those members and vice presidents who have donated already what they can afford. It is vital that others, who can afford to donate something, will do so as soon as possible, so that the work can be finished properly during the contract period. All donations of £100 and above will be commemorated on a Donors’ Plaque, which will be put up in the Clubhouse, following the completion of the Project.

The total amount of money raised by Leverstock Green CC members towards the Clubhouse Development project - as at January 19, 2014 - was over £15,000.

Regular fund-raising update figures, and clubhouse development works schedule updates, are available to view on the noticeboards and around the walls inside the clubhouse.

CLUBHOUSE DEVELOPMENT UPDATE
FIRST BULLETIN

Since we last reported to the Membership at the AGM, progress has been made:

·        Our Architect, Dave Beynon has drawn up Plans, which have now been approved by the ECB. These Plans are fundamentally the same as have been displayed at the AGM, Players’ Evening and the Vice Presidents’ Meeting.

·        We are now having preliminary discussions with the Planning Department at Dacorum Borough Council (DBC) prior to making a formal Planning Application [we shall be in contact with our neighbours and the Leverstock Green Village Association (LGVA) before we apply].

·        The draft plans are available for members to view.

·        Currently, we are trying to engage the services of a Structural Engineer so that detailed engineering drawings can be completed. Following this, we shall go out to tender.

·        It is estimated that the whole Project will cost c£160,000.

·        If we are not able to raise this amount this year, then we shall have to consider delivering the Project in two Phases ie: Phase 1 2013-2014: Build the 60 square metre extension on the right hand side (as you look at the Clubhouse) to create 2 new changing rooms, with integral showers and toilets, an Officials’ changing room, and a disabled toilet. And  then Phase 2 2014-2015: Refurbishment within the current Clubhouse footprint producing a new kitchen, a larger social area, new ladies and gents toilets and a new scorers’ area and scoreboard.

·        Prior to the extension being built, a new low angle, pitched roof will be constructed which will be supported by loadbearing structures outside the current walls of the Clubhouse.

 

·        The raising of the necessary funds is crucial to being able to deliver the Project. We are applying to a number of grant awarding organisations and we are seeking increased sponsorship of the Club and we do need the support of our members. We are inviting donations (large and not as large), as well as money raised from events and legacies for our future.
